SUMMARY: Ensures physical hotel property consistently meets or exceeds established standards of maintenance by performing routine, preventative, and emergency interior/exterior maintenance in a manner responsive to guest satisfaction and to preservation of company assets in a safe, cost- effective manner.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Ensures smooth continuous operation of the hotel facility by performing both scheduled routine preventative maintenance and emergency maintenance activities, as needed.
Ensures guest satisfaction by responding to all guests’ maintenance needs promptly and courteously. Makes guest service a top priority.
Regularly completes guestroom preventative maintenance according to established program and completes daily work orders as assigned.
Completes preventative maintenance for hotel equipment and provides repairs to equipment as needed.
Maintains mechanical and electrical systems of hotel.
Regularly inspects hotel property and performs building repairs to interior and exterior of hotel, including but not limited to painting, plumbing, electrical wiring, HVAC, and other related maintenance activities.
Completes and documents all monthly maintenance calendar assignments.
Ensures adequate supply of required inventory and spare parts according to par levels established.
Completes purchase orders/requisitions according to procedure.
Ensures proper use, care and cleanliness of all IOM equipment, tools, supplies, and property.
Is familiar with the operation of the hotel security and alarms systems and responds as needed.
Is familiar with hotel lock system; performs troubleshooting, repair, replacement, and reports for lock system as needed.
Maintains cleanliness and functioning of hot tubs.
Works closely and collaboratively with contractors, vendors and service repair companies as needed.
Participates in special projects as assigned by the Chief Engineer.
Performs all duties in a safe manner as outlined in the codes of safe practice and reports all accidents to supervisor immediately regardless of severity.
Adheres to key control policy and procedure according to set standards.
Promptly reports all major hotel or equipment damage or concerns to Chief Engineer.
Always uses prudent judgment relating to timing of guestroom repairs, ensuring all revenue opportunities are realized.
Is aware of water conservation needs and actions to be taken and monitors all related equipment and its condition.
Assists in training new/other employees.
Support safe work habits and contribute to a safe working environment at all times.
QUALIFICATIONS, SKILLS & ABILITIES:
Knowledge resort/hotel service standards, guest relations and etiquette.
Excellent communication, verbal, written, customer service and organizational skills.
Ability to work a flexible schedule that may include evenings, weekends and holidays
Must have the ability to deal effectively and interact well with employees and guests
Ability to multi-task, manage interruptions, establish work priorities, handle stress, and effectively function in a fast-paced environment
EXPERIENCE & EDUCATION:
Previous experience in maintenance facilities and property management.
High school diploma or equivalent.
Hotel/hospitality experience preferred.
Ability to read, comprehend and provide instructions in English, both written and verbal.
Proficient in Microsoft Outlook, Office, Word, Excel and Internet applications.
CERTIFICATES & LICENSES:
Must provide valid document(s) to work in the US.
Must have valid driver’s license.
